Ducted in Bondi Junction divides neatly along the ridge. In the high-rise core it is rare: slab ceilings leave no cavity, so only a top-floor or penthouse owner with generous ceiling height and a cooperative strata committee can run a bulkhead system, and most towers stay on multi-heads. Down the hill the picture flips. The Federation homes around Queens Park have tall pitched terracotta roofs with plenty of room for a fan coil and full-size ducting, and they suit a 4–6 zone system with the front bedrooms, rear living area and any upstairs addition each on their own zone.
