Filters cleaned, the indoor coil chemically cleaned, the drain pan and condensate line flushed, the outdoor coil washed and refrigerant pressures checked. In a walk-up, the condenser may be on a balcony, a wall bracket or a strata-approved spot, so tell us where it is and whether we need a key or building access. Strata managers can have the written report for their records.

Usually a service. A musty smell tends to come from growth on the indoor coil or a drain that is not clearing, and both are dealt with in a standard clean. If the smell stays once the coil and drain are done, or water drips from the head, we look further and quote anything extra before doing it.
