Apartments, Housing Commission cottages and townhouses: split systems in Liverpool
Splits are the main job in Liverpool's apartments. In the towers along Macquarie St and Bathurst St, the blocks around Westfield and the hospital, and the Ed.Square buildings in Edmondson Park, a condenser can only go where strata allows: the balcony, a nominated services area or a designated plant position. Drainage cannot drip onto the balcony below, and noise has to stay within the by-laws. West-facing living rooms take the afternoon sun through large glass, so that head is usually sized a step up. The 1970s walk-ups near Bigge Park often allow an exterior wall bracket instead.
South of the Hoxton Park Rd shops, Lurnea, Miller, Cartwright, Ashcroft, Sadleir, Heckenberg and Busby are 1950s and 60s former Housing Commission cottages on small blocks. Many are fibro under a low pitched or tin roof, with a cavity too cramped for full-size ducting, and most have been extended so the back rooms sit a long way from the lounge. A split in each room that counts, or a multi-head off one outdoor unit, suits these homes. Side paths are narrow concrete, so the main condenser usually goes behind the house, and a rear granny flat or studio gets its own unit on the opposite side.
Townhouses are the third group. The complexes near Newbridge Rd in Chipping Norton, the groups along Green Valley's main roads, and the rows near Edmondson Park station and Carnes Hill Marketplace have small courtyards, shared walls and body-corporate rules, which point to a multi-head on one compact bracket or pad. In Moorebank, where freight noise from the M5 and Moorebank Ave keeps windows shut, a quiet inverter head in each bedroom is often the brief. Shift workers near Liverpool Hospital want a bedroom cold at midday, which a split handles on its own.
Scope of work & pricing
What's included, and what moves the price
A single-head split for one bedroom, a granny flat or a CBD studio is $1,800–$3,200 installed. For a two-bedroom apartment where strata permits one condenser, or an extended Lurnea cottage with three rooms to cover, a multi-head with 3 heads is $5,500–$8,500. A long pipe run to a rear condenser, or a living room with big west-facing glass, moves a job toward the top of its band, and the $99 in-home assessment that pins it down is credited back on the invoice.

Frequently asked
Common questions about split system air conditioning in Liverpool
What does strata need before I put a split on a Liverpool CBD balcony?
Usually a plan showing where the condenser will sit, how the pipe run is concealed, where the drain goes and the unit's noise rating. We supply those drawings and specifications; the owner or strata manager lodges the application. Once it is approved, we mount the condenser on rubber isolators and run the drain to an approved point so nothing drips onto the unit below.
Can a fibro cottage in Miller or Cartwright take ducted instead?
Rarely without compromise. The cavity under the low roofs of these 1950s and 60s cottages is usually too cramped for a full-size fan coil. Splits or a multi-head give each main room its own head, and compact ducted is only realistic in the larger 1960s brick homes on the Mount Pritchard side. We check the roof space at the assessment and tell you what fits.
How do you handle a granny flat on a Lurnea block?
The flat gets its own split and its own outdoor unit, set on the opposite side from the main house's condenser so the two do not blow into each other and the narrow side paths stay usable. That also lets the flat's household control and pay for their own cooling. A single-head split for a flat is $1,800–$3,200 installed.
I work nights at Liverpool Hospital. Can you size a split for day sleeping?
Yes. Tell us which room you sleep in and which way it faces. A west-facing bedroom takes the full afternoon sun, so it needs more capacity than the same room on the eastern side. A dedicated bedroom split lets you run that one room through the day without cooling the rest of the home, and we can book the install around your roster.
What suits an Ed.Square apartment or an Edmondson Park townhouse?
Ed.Square apartments are strata-controlled balcony installs, so the approved position decides the layout, and a multi-head is common where only one condenser is allowed. Townhouses near the station take a courtyard pad or a bracket on a wall they do not share. In both, west-facing living areas with small eaves take a lot of afternoon heat, which we allow for in the sizing.
