Ducted in Cronulla is a house-side story, because the walk-ups and apartments on the peninsula do not have the roof for it. The 1950s–60s brick homes toward Burraneer and along Gunnamatta Bay have pitched tile roofs with cavities that take a full fan coil and rigid duct, and we zone them as bedrooms, living and any sunroom or rear extension that has been added over the years. The rebuilds near Wanda, Elouera and the North Cronulla end are a different job: flat or low-skillion roofs, two or three levels, big east-facing glass to the beach. There the fan coil sits in a bulkhead per level and each floor is its own zone, so the top-floor bedrooms can run alone at night and the ground-floor living handles the afternoon on its own.

The condenser is where Cronulla differs from anywhere inland. A ducted outdoor unit is larger than a split's and sits outside for twenty years, so we specify a corrosion-rated coil and casing as standard and put it on the most sheltered wall the block allows, usually west or north, out of the direct southerly and the spray it carries. Beachfront and Point homes get the same treatment with stainless fixings and a rinse at every service. Because the nor-easter keeps summer afternoons milder than the western Shire, a Cronulla ducted system spends more of its time dehumidifying on a sticky February evening than fighting 40-degree heat, and it runs at roughly $1–$2 per hour whole-home.
