Ducted in Gymea starts with the roof. The 1950s and 60s homes around the village and along the Kingsway slopes have tiled gable and hip roofs with a cavity a technician can work in, so the fan coil sits centrally and the ducting reaches every room without compromise. We zone these as bedrooms, living and any rumpus or extension out the back, because most of these houses have been added to at least once and the extension is where the heat gets in. The 1970s split-levels heading down toward Gymea Bay are zoned by level instead, with the upstairs living area and its glass carrying the afternoon load while the lower bedrooms run cool and quiet at night. On the waterfront rebuilds with lower roofs the fan coil often goes into a bulkhead, and we plan the return air so it does not compete with the view.

The heat in Gymea is orientation rather than extremes. The breeze arrives most afternoons but late, and the west and north-west facing slope streets toward Kirrawee bake through side windows for a couple of hours first, so we size the living zone for that peak rather than the average. The condenser goes on a north or east wall out of the worst sun where the block allows, and on Grays Point bush blocks it is kept off the leaf-litter line with clearance for airflow. At Gymea Bay we use a coated coil as a matter of course on any home within sight of the water. Running cost for a zoned ducted system here is roughly $1–$2 per hour whole-home, and with the bedroom zone alone running overnight it is well under that.
