Ducted in Sylvania homes

Ducted on the flat Sylvania streets is about as straightforward as the Shire offers. The 1950s and 60s brick homes have pitched tiled roofs with a cavity a technician can work in, side access down the driveway, and a floor plan that zones neatly into front bedrooms, rear living and any extension out the back; we fit a full-size fan coil above the hall and rigid duct to every room. The rebuilds replacing them are two storeys on the same level block, and we treat upstairs and downstairs as separate zones with the return air upstairs. Sylvania Waters is the other job entirely. With a flat roof, the fan coil goes into a bulkhead or a dropped hallway ceiling, the water-facing living area with its wall of glass becomes its own zone, and the bedrooms run separately.

The load that sizes a Sylvania system is the afternoon sun rather than extreme temperature. The suburb gets the sea breeze late and faint, and the canal homes were built with the glass facing the water, often west, so the living areas take direct sun from mid-afternoon until it drops behind Kangaroo Point; we give those rooms a larger supply and design the zone to run hard through the afternoon without the rest of the house running too. The condenser on a canal home sits on the side path away from the water rather than on the jetty-side wall, in humid estuary air that is mild by coastal standards but still benefits from an annual coil rinse. On the flat streets it goes on a pad at the side. Ducted running cost is roughly $1–$2 per hour whole-home, and with the glass zone alone running through the afternoon it stays toward the low end.
