Ducted in Edmondson Park is designed for the two-storey project home because that is what the suburb is. The fan coil goes into the roof near the upstairs hatch, where the cavity is shallow and crowded with trusses, and insulated flexible duct is run to each upstairs bedroom by the shortest route the framing allows, with a return air in the upstairs hallway so the top floor is treated as its own zone. The ground floor has no cavity above it, so the living, kitchen and any downstairs bedroom are fed through a bulkhead along the hallway or a dropped ceiling, which on a frame-stage build we set out with the builder so it disappears into the design. Upstairs and downstairs are zoned separately as a minimum, and larger plans get the master retreat on its own zone.

The heat load is dictated by orientation, because there is no shade in Edmondson Park yet. A west-facing living room with an alfresco slider and minimal eave takes direct sun from early afternoon, so we size to that glass rather than to the floor area, and we would rather explain why a bigger fan coil is needed than fit an undersized one that runs flat out at 42°C. The condenser is a slim unit on a bracket or compact pad in the setback, kept clear for airflow and angled away from the neighbour, or in the courtyard on a townhouse. Running cost is roughly $1–$2 per hour whole-home, and most families here run only the bedroom zone overnight and the living zone through the afternoon, which keeps the summer bill well below what a pair of builder splits would have cost to run.
