What an Eastern Suburbs service visit concentrates on

On the ocean side, the service is about salt. Units in Bondi Beach, Bronte east of Macpherson St, Coogee, Maroubra, Malabar, Little Bay and on the Dover Heights plateau get a thorough coil rinse at every visit, so the fins do not pit and clog. Matraville takes wind-driven salt even on streets that cannot see the water, so an annual coil clean is the minimum there. The harbour side is gentler. Balcony units on the Double Bay foreshore take light salt and an annual clean usually covers them, while Point Piper waterfront walls sit right on the water and warrant a closer look at the casing.

The terraces and gully homes lean on their systems in a different season. In Paddington, reverse-cycle heating is the most used function from June to August, and houses in the shaded Cooper Park gully at Bellevue Hill and Woollahra rely on heating to take the chill and damp out of lower floors. For those homes a service before winter makes as much sense as one before summer. We run the system in heating mode as well as cooling and clean filters that have worked all through the cold months. Strata buildings need a plan before the visit. In the Bondi Junction towers, the Rose Bay and Darling Point blocks and the Coogee walk-ups, outdoor units often sit on rooftops, in light wells or on shared plant decks. We confirm access with the building manager, list every indoor head and condenser in the apartment and service them all in one trip. Each visit covers filters, indoor coil, drain pan and line, an outdoor coil wash, refrigerant pressures, electrical checks and the running figures, and every unit is itemised in the written report for the owner, landlord or strata manager.
