Salt, southerlies and strata access: repair work in the east

Near the ocean, many faults trace back to salt. From Bondi Beach and Bronte through Coogee, Maroubra, Malabar and Little Bay, and along the Dover Heights cliff tops, onshore wind drives spray onto every condenser. Coil fins pit and clog, fan motors seize and the electrical parts in the cabinet corrode. The system still starts, but it struggles to cool on a hot day or trips out. A repair visit near the ocean always includes a look at the whole outdoor unit, because a new part fitted into a badly corroded cabinet may not last long.

Inland streets fail differently. Randwick sits behind the ridge from Coogee, so the sea breeze rarely reaches it on a hot afternoon, and the humid nights that follow are when many late breakdowns happen. Kensington and Kingsford can stay hot and still while the beach cools off, and the concrete of the Bondi Junction towers holds heat into the evening. Systems in those spots run long hours at full load, which is hard on capacitors, contactors and compressors. In Paddington terraces the heavy use comes in winter, when reverse-cycle heating runs most days from June to August, so a fault can show up in heating mode first.

Access shapes how quickly we can fix it. In strata blocks the outdoor unit is often on a roof, in a light well or on a shared wall, and we need the building manager to arrange entry. On the harbour slopes of Bellevue Hill, Rose Bay and Vaucluse, the condenser may sit on a lower terrace a long way from the indoor units, with steep stairs between. Tell us when you book where the unit is, how to reach it, the error code on the controller and which rooms are affected. With that, we can usually arrive with the right parts.

Scope of work & pricing

What's included, and what moves the price

Repair prices sit in three bands. A diagnostic and minor fix, such as a capacitor or contactor after a run of hot Randwick nights, or a blocked drain in a humid harbour-side flat, is $280–$450. Mid-range work like a seized fan motor on a salt-exposed Maroubra condenser, or a failed PCB, is $600–$1,400. A compressor, or a full re-gas with leak repair, is $1,800–$3,500. The price is fixed before we start.

  • Repair completed and re-commissioned on the spot where parts are in van

  • Reporting / photo documentation for landlord, strata or insurance

Not included (quoted separately if needed)

  • Refrigerant top-up without leak repair (we don't patch leaking systems)
  • R-22 refrigerant top-ups (refrigerant phased out; system swap-out only)
  • Full system replacement (separate quote)
  • Structural / roofing work where outdoor unit needs relocation
  • Asbestos handling on pre-1990 properties (specialist trade)

Process

How a repairs job runs in Eastern Suburbs

  1. 01

    Phone triage

A couple of targeted questions identify the likely fault so we bring the right parts on the first visit.

  2. 02

    On-site diagnosis

Refrigerant pressure check, electrical test, controller diagnostics, coil and fan inspection. Fixed diagnostic fee.

  3. 03

    Fixed-price quote

Quote before we proceed. If the repair is uneconomic vs. replacement, we say so upfront with a side-by-side comparison.

  4. 04

    Repair & test

Genuine parts where available, repaired and re-commissioned on the spot, tested under load before we leave.

Frequently asked

Common questions about air conditioning repairs in Eastern Suburbs

My outdoor unit at Bondi is rusting. Should I repair it or replace it?

It depends on how far the corrosion has gone and what has failed. A capacitor or contactor on a unit with a sound coil is worth fixing. A compressor or major leak in a cabinet that is pitting through is usually money poorly spent. We inspect the coil and casing, put the repair cost and a replacement cost side by side, and you decide.

Why does my air conditioner keep tripping on hot Randwick afternoons?

Randwick and Kensington often miss the sea breeze, so systems there run flat out through still, humid afternoons and into the night. Under that load, a weak capacitor, a failing contactor or a dirty outdoor coil will show up as tripping or cutting out. Leaf litter from the older street trees can add to it. We test the electrical parts and pressures and check the coil before replacing anything.

Can you repair a unit on the roof or balcony of my strata building?

Yes. Let us know where the outdoor unit sits and who controls access, whether that is the building manager, the strata or a neighbour. Roof units may need a key, a hatch or height-safety gear, which affects the visit. After the repair you get a written report with photos, which strata managers and landlords can file with the building records.

My Paddington terrace system is not heating properly. Can you help?

Yes. In a terrace with single-glazed sashes and uninsulated walls, reverse-cycle heating does most of its work from June to August, so faults often show up in winter. Tell us whether the problem is in heating, cooling or both, and which floor is affected. Possible causes range from a failing fan motor or a board fault to low refrigerant from a leak, all confirmed on site before any quote.

Do you top up gas on older systems in the east?

Only once the leak is found and repaired, and never on R-22 systems, since that refrigerant has been phased out. If you have an older unit in a walk-up or rental, the model label shows the refrigerant type. Where a leak repair plus re-gas comes close to the cost of a new split, we show you both prices so you can choose.
