Service visits for closed-up houses and courtyard installs

Most Inner West systems work long days. Houses under the airport approach and along the busy road corridors stay sealed through summer, so the indoor unit runs for hours on end and its filter and coil load up faster than in a house with open windows. A service starts there: filters cleaned or replaced, the evaporator coil chemically cleaned, and the fan barrel checked. Because the air here stays humid into the night, the drain pan and condensate line get a proper flush. That is also what fixes the musty smell some owners notice when the system first starts, which comes from growth on a damp coil.

Access decides how long the visit takes. Terrace condensers are often on wall brackets above a courtyard or over a rear lane, and some are only reached by carrying gear through the house, so tell us which when you book. For ducted systems in terrace and cottage roofs, the fan coil is usually through a small manhole, and the return-air filter in the hallway ceiling is cleaned as part of the job. Exposure changes what we look for outdoors. On the Balmain peninsula, around Mort Bay, Birchgrove and Elkington Park, and in the apartments on the Rozelle Bay foreshore, harbour salt builds on the condenser coil, so it gets a thorough wash and the fins and fasteners are checked for pitting. Inland units in Ashfield, Summer Hill and Dulwich Hill see no salt, but they work harder through still, hot afternoons, so we record refrigerant pressures, operating amps and the temperature drop across the coil to spot a system that is losing capacity.
