Setting the service interval by exposure, not by the calendar

Distance to the water decides how often a Beaches system needs attention. Outdoor units within a few streets of the surf at Manly, Queenscliff, Curl Curl, Newport and Avalon Beach can build a salt crust well before a year is out, so we recommend a service every six months there. Palm Beach sits at the extreme end, with wind funnelled across the headland from the ocean and Pittwater. Further back, in Balgowlah, Allambie Heights or the older streets behind Mona Vale, the salt thins out and a yearly visit is usually enough. Harbour frontages at Clontarf and Fairlight fall somewhere between the two.

Inland, the job turns to debris and damp. Forestville, Frenchs Forest, Belrose and Elanora Heights back onto bushland or golf course edges, and outdoor coils there clog with leaves and bark faster than on open streets, especially after a storm. Heavy shade also keeps a condenser wet for longer after rain, which is common on the sloping blocks of Killarney Heights. On these properties we pull the debris out of the fins, wash the coil and check that nothing is growing back over the unit. Lagoon-side homes in Narrabeen, Cromer and Wheeler Heights get extra attention on the condensate drains.

Every visit follows the same checklist, whatever the suburb. Filters are cleaned or replaced, the indoor coil is chemically cleaned, the drain pan and condensate line are flushed and the outdoor coil is washed. We then check refrigerant pressures, electrical contacts and the capacitor, and record the temperature drop across the coil and the running amps. For strata blocks in Dee Why and Brookvale, and for holiday homes on the Pittwater side, the written report with photos gives owners and building managers a record of each unit, and we set a reminder for the next visit.

Servicing is priced per system. A single-head split, such as a bedroom unit in a Mona Vale villa, is $189. A multi-head system with 3 heads, the setup in many flats where one condenser serves every room, is $329. A ducted system, like a zoned install in a Belrose or Warriewood family home, is $349. Beachfront units on a six-monthly interval are simply booked twice a year instead of once.

Why do you recommend six-monthly servicing near the beach?

How often should a system backing onto Garigal National Park be serviced?

At least once a year, and more often if the outdoor unit sits under heavy canopy. Homes in Forestville, Davidson and Killarney Heights pick up leaf and bark litter that blocks the coil, and storms make it worse. If you notice debris packed against the fins between visits, clearing it by hand helps, but the coil wash and drain flush still need a technician.

Can you service the systems in a Dee Why or Manly apartment block for the strata?

Yes. We service individual units for owners and common-property systems for strata managers. Tell us how many systems are in the building, where the outdoor units sit, whether any are on a roof that needs special access, and what reporting the committee needs. Do you service holiday homes when the owners are away?

Yes. For holiday homes in Palm Beach, Avalon Beach and along the Pittwater side, we arrange access through a caretaker or agent and service every system on the property, including units in guest rooms. A visit before the summer season means the house is ready when you arrive. Empty months do not reduce salt exposure, so the interval stays the same as for an occupied house.

When should the first service be on a new install near the beach?

Manufacturers such as Daikin and Mitsubishi Electric expect regular servicing to keep the warranty valid, and the standard first service falls about twelve months after install. On a Beaches system within a few streets of the surf, we usually book the first visit at six months instead, because of the salt. The written service report is your record if a warranty claim ever needs one.
