Roof spaces, levels and salt: how ducted fits a Beaches house

The ceiling cavity decides more ducted quotes on the Beaches than the floor area does. Original beach bungalows and fibro cottages in Freshwater, Avalon Beach, Newport and Mona Vale were built with low, tight roof spaces, so a retrofit often takes a slim-line fan coil or a short bulkhead to get the ducts through. Up in The Forest the picture is kinder. The 1960s to 1980s brick homes of Davidson, Forestville and Frenchs Forest usually have a consistent cavity that takes a standard unit, and the newer two-storey estate homes in Warriewood Valley were built with a generous, open roof space. Extensions and flat-roofed add-ons are where we look hardest before fixing a price.

Slope is the next question. Seaforth, Killarney Heights and Bayview have plenty of homes built down the block, with three or four internal levels instead of a tidy upstairs and downstairs. A two-zone layout does not suit that shape, so we zone each level on its own and plan the duct route between floors before anything else. On the ridge suburbs, Beacon Hill and Narraweena among them, westerly sun loads up living areas and upper-level additions every afternoon, and that load goes into the sizing rather than being patched later. Acreage homes in Terrey Hills, with bigger floor plans and higher ceilings, need more capacity and more zones than a suburban block.

Where the outdoor unit sits matters as much as the ducting. Within a few streets of the sand at Collaroy, Curl Curl, Queenscliff or Palm Beach, we specify corrosion-protected coils and keep the condenser out of the direct onshore wind where the block allows. Inland, the risk changes to leaf and bark litter, so on bush-backing blocks in Belrose, Elanora Heights and Forestville we choose an open, raised position with clearance instead of a spot against the back fence under the canopy. On steep sites we leave a clear path to the unit, so the technician who services it can actually reach the coil.

Common questions about ducted air conditioning in Northern Beaches

Can an original beach bungalow in Freshwater or Avalon Beach take ducted air?

Usually, yes, but it needs checking first. Many of the original bungalows have low or irregular roof spaces that were never built with ducts in mind. A slim-line fan coil, a small bulkhead or a shorter duct layout gets the zones through in most cases. If the cavity is too tight for the rooms you want covered, we say so at the assessment and price a multi-head split instead.

My Seaforth or Killarney Heights home has three floor heights. How is that zoned?

By level, not by a simple upstairs and downstairs split. A split-level home can have three floor heights, each warming at a different rate through the day. We give each level its own zone, or a group of zones, so a lower bedroom level is not cooled while you are in the living area above. Duct routes between floors are planned on the first visit, along with access for the equipment.

Does a ducted system in The Forest suburbs need salt protection?

Generally not. Frenchs Forest, Forestville, Davidson, Belrose and Terrey Hills sit well back from the coast, so salt is not the concern it is at the beach. The issue there is leaf and bark litter from the bushland and street trees. We position the outdoor unit with open clearance, away from fence lines and overhanging branches, so the coil can breathe and stays easy to clean.

Is ducted a good fit for a Warriewood Valley estate home?

Usually a very good one. These two-storey homes, built from the 1990s onward, mostly have a generous ceiling cavity, so ducts go in with little cutting or bulkheading. Upstairs bedrooms tend to run warmer than the ground floor, and cleared estate blocks get more direct sun than older treed streets. Zoning upstairs and downstairs separately handles both. Homes nearest Warriewood Beach get corrosion-rated coils; those back in the valley rarely need them.

What changes on an acreage block in Terrey Hills?

Mainly capacity and logistics. Larger single-level floor plans and higher ceilings need a bigger system and more zones than a standard suburban house. Outdoor units sit more exposed on open blocks with few wind breaks, and properties near Ku-ring-gai Chase National Park collect more leaf debris. Long driveways and gated or gravel entries are planned into the install day so the crew and equipment arrive ready.
