Air Conditioning Servicing & Maintenance Upper North Shore
Upper North Shore systems carry a canopy's worth of leaf litter and a full heating season, and a regular service keeps both in check. We clear the condenser, clean coils and drains, test performance and leave a written report.

Servicing systems that work summer and winter under heavy tree cover
Leaf litter is the main reason systems here lose efficiency. Streets from Roseville to Turramurra sit under deep canopy, and on blocks beside Ku-ring-gai Chase, Lane Cove National Park or the Berowra Valley bushland, the outdoor coil clogs faster than on an open street. A service visit starts outside: we clear debris from around the condenser, wash the coil, and check the fan motor and bearings. For bush-backed homes in Wahroonga, Westleigh and Mount Colah, we suggest a visit every six months rather than once a year.
Upper North Shore households run reverse-cycle heating for a long stretch of the year, so a pre-summer check on its own leaves the heating side unexamined until it fails. We are happy to book the visit in autumn, and for twice-yearly clients we split the visits between the seasons. Indoors, filters are cleaned or replaced, the evaporator coil is chemically cleaned, and the drain pan and condensate line are flushed. We record the temperature drop across the coil and the operating amps so next year's figures can be compared.
On the large Federation homes of Killara, Warrawee and Pymble, a ducted service covers a big return air filter and a long spread of outlets, and it takes longer than a service on a compact system. If there are other systems on the property, such as a split in a self-contained study, list them when you book so the visit is quoted correctly. In the apartment blocks around Hornsby and Waitara, landlords and strata managers usually want the written report with before and after photos for the asset history.
Scope of work & pricing
What's included, and what moves the price
A single-head split service is $189, which covers most of the unit stock around Waitara and Asquith. A multi-head system with three heads, common in Thornleigh townhouses, is $329. A ducted system service is $349, the figure that applies to most family homes from Lindfield to Wahroonga. Let us know about every system on site and where each outdoor unit sits, since roof or height access is part of the booking details.

Frequently asked
Common questions about air conditioning servicing & maintenance in Upper North Shore
How often should I service a system on a bush-backed block?
Every six months is sensible for homes backing onto bushland in Wahroonga, Westleigh, Mount Colah or West Pymble, because leaf and bark reach the outdoor coil much faster there. For a unit on an open block, or on an apartment balcony near Hornsby station, once a year is usually enough. We set a reminder for whichever interval suits your system.
When is the best time to book a service on the Upper North Shore?
Book before the season your system works hardest. For many households here that is winter, when reverse-cycle heating runs through cold mornings, so an autumn visit catches clogged filters and a dirty coil before the first cold snap. If you service twice a year, one visit before summer and one before winter covers both seasons.
Does servicing keep my Daikin or Mitsubishi Electric warranty valid?
Manufacturers such as Daikin, Mitsubishi and Fujitsu expect regular servicing as a warranty condition, and our written report records what was done and when. That matters for newer systems in the Turramurra and St Ives knockdown rebuilds, where the first service falls due at the twelve-month mark. Keep the report with your purchase paperwork.
Can you service the units in our Waitara strata block?
Yes. We service individual owners' splits and common-property systems, and we can produce a strata-grade service record with photos for the asset register. Let us know the number and type of systems, where the outdoor units sit and any building access rules, and we will plan the visit around the hours the building allows.
My ducted system smells musty when it starts. Does a service fix that?
Usually. A musty smell from the vents is most often bacterial growth on the indoor coil. The service chemically cleans the evaporator coil and flushes the drain pan and condensate line, which removes the usual source. If a smell remains afterwards, we look further into the system and note what we find in the written report.
