Fault patterns from the peninsula to the national park

Near the ocean, salt is behind many repairs. On the Cronulla peninsula, at Kurnell and along the open-water streets of Burraneer, spray settles on the outdoor coil, pits the fins and works into fan motor bearings until the motor seizes. We check the coil and casing before quoting, because a new fan motor on a badly corroded unit is poor value. On the estuary side, in Sylvania Waters, Como, Bonnet Bay and Yowie Bay, units age more slowly in humid air, but many canal-estate ducted systems date from the 1980s, and at that age a failed part can mean the whole system is due.

Inland, age is the main cause. Menai, Illawong and Barden Ridge went up in the 1980s and 90s, and many homes still run the ducted system installed when the house was built. On equipment that old, compressor failures and slow refrigerant leaks are common, and some still use R-22, which can no longer be topped up. We never re-gas a leaking system without fixing the leak. Inland homes also rely on reverse-cycle heating through cold winter nights in Engadine, Kirrawee and the Woronora valley, so tell us whether the fault shows in heating, cooling or both.

On the bush edge, the outdoor unit's surroundings cause faults. At Engadine, Yarrawarrah, Grays Point, around the Kareela reserves and south of the highway at Kirrawee, gum leaves and bark pack into the condenser until it cannot shed heat and cuts out on the hottest afternoons. Access matters as well. Woronora river-flat homes can mean a long flight of stairs, Jannali and Como driveways are often too steep for the van, and units bracketed under decks need ladders.
