Air conditioning built for the coast, the river and the bush.
The Sutherland Shire runs from the Georges River down to the Royal National Park and out to the ocean at Cronulla. Salt on the peninsula, estuary air along the river, and bushfire-prone streets on the western edge each call for a different install. Pick your suburb for local pricing and advice.

Frequently asked
Questions we often get in the Sutherland Shire
How much does air conditioning cost in the Sutherland Shire?
A single split system installed runs $1,800–$3,200, which covers most bedrooms and the living room of a Cronulla or Miranda unit. A multi-head system with 3 heads is $5,500–$8,500 and suits a flat where the balcony can only take one outdoor unit. For ducted, a compact single-storey home lands at $11,000–$13,000, a 4-bedroom house at $13,000–$16,000, and the large two-storey homes of Menai, Illawong and the Caringbah South waterfront at $16,000+. Whole-home ducted running costs are roughly $1–$2 per hour.
Does the salt reach outdoor units away from Cronulla?
Full ocean exposure is limited to the Cronulla peninsula, Kurnell and the Port Hacking waterfront at Caringbah South, Burraneer, Lilli Pilli and Gymea Bay, where we specify corrosion-protected coils and place the outdoor unit out of the sea wind. The Georges River side at Sylvania Waters, Como, Illawong and Bonnet Bay gets a milder estuary exposure that a standard unit handles with an annual coil rinse. Inland at Sutherland, Kirrawee, Engadine and Menai, salt is not a factor at all.
What about bushfire-prone streets in Engadine and Menai?
Much of the western and southern Shire backs onto the Royal National Park, Heathcote National Park and the Georges River bushland, so many homes in Engadine, Heathcote, Menai, Bangor, Barden Ridge, Grays Point and Illawong sit in bushfire-prone land with a BAL rating. We mount the outdoor unit on a hard-stand clear of leaf litter and garden beds, keep it away from timber decks and fences, and fit ember-resistant guards where the rating calls for it, so the system does not become the weak point on a bad day.
Can you fit ducted into a 1960s Shire brick home?
Yes, and it is the most common ducted job we do here. The 1950s–70s brick and fibro homes across Sutherland, Jannali, Gymea, Miranda and Caringbah have pitched tiled roofs with generous cavities, so a full-size fan coil and rigid ducting go in cleanly and we zone bedrooms from living. Where a home has had a second storey added, or has been rebuilt with a low-pitched roof, we use a slim-line chassis or a bulkhead so nothing is compromised.
How do you handle Cronulla and Miranda apartments?
The 1960s–70s walk-up blocks along the Cronulla peninsula and the newer apartments around Miranda, Sutherland and Caringbah stations all need strata approval before an outdoor unit goes on a balcony, roof or common wall. We supply the drawings, noise figures and unit specifications the committee asks for, and where a balcony can only take one condenser, a multi-head split serves the whole flat from that single unit.
Which suburbs across the Sutherland Shire do you cover?
All of them, across the whole Sutherland Shire council area. Sutherland, Loftus and Woronora, Cronulla, Woolooware, Kurnell and Bundeena, Miranda and Yowie Bay, Caringbah, Caringbah South, Taren Point, Lilli Pilli, Dolans Bay and Burraneer, Gymea, Gymea Bay and Grays Point, Kirrawee, Engadine, Heathcote, Waterfall and Yarrawarrah, Menai, Bangor, Barden Ridge and Lucas Heights, Illawong and Alfords Point, Jannali and Bonnet Bay, Como and Oyster Bay, Sylvania, Sylvania Waters and Kangaroo Point, and Kareela.
Do you handle air conditioning repairs in the Sutherland Shire?
Yes. We repair and service all major brands, and total breakdowns are triaged first during heatwaves. On the coast, corroded coil fins and seized fan motors are behind a good share of the faults; inland it is more often a tired compressor or a refrigerant leak on an older system. Every repair is quoted fixed before any work starts.
Are you licensed for the work?
Yes. Luxe Air is ARCtick certified and fully licensed for air conditioning and refrigeration work in NSW, and every install is carried out to manufacturer specification so your warranty stays intact.
